When I bought my car new 3 years ago the dealer applied some kinda undercoating to it. It had a weird oatmeal type look to it. I remember it was oozing out of certain spots in the bottom of the doors and underneath. Not sure exactly what they used but I wonder how long that stuff lasts? Just like the OP, I too live in MN.

The problem with some of those types of coatings is that they may separate from the body allowing water and salt to accumulate against the body. That can be a recipe for rust.
Not saying all those types of coating are bad. I had an 1985 Porsche with that type of coating from the factory and it had a 10 year anti-corrosion guarantee. We also had this type of coating applied to a 1994 Corvette and it took 17 years before we had some frame rust (year round driven in Ontario),
Then again I had a Capri with this type of coating and the coating started to peel away.
I think that as long as you do regular inspections, it should be okay.
The advantage of the oil-based sprays is that the oil gets into all the nooks and crannies, including electrical connectors. The downside is that they are messy and require regular re-application.
